Floating Senior Community Manager

Position Purpose: The Senior Community Manager will be assigned to perform the role of Community Manager at various Northland communities across the portfolio, as determined by business priorities and staffing needs. Assignments will be prioritized to support focus assets, including communities undergoing critical business phases such as refinance, disposition, value-add programs, or performance challenges. This role requires a high degree of flexibility, with assignments typically ranging from 3 to 18 months in duration, during which the Senior Community Manager will be expected to travel to and work on-site at assigned communities to drive execution of the business plan.

When assigned to a community, the Senior Community Manager will perform all duties and assume all responsibilities of the Community Manager position, representing Northland to residents, employees, and the public, and directing day-to-day operations at that location.

*This position is posted across multiple locations and offers flexibility for candidates to be based in key markets in close proximity to Northland’s portfolio.

Essential Functions: The following list of essential job functions is not exhaustive and may be supplemented or changed as necessary.

  • Provides decisive, hands-on leadership at assigned communities to execute and accelerate business plans, with a strong focus on high-priority assets undergoing critical milestones (e.g., refinance, disposition, value-add initiatives, or operational turnaround).
  • Supports underperforming or strategic communities in assessing operational, financial, and market conditions at each assignment and adapts strategies in delivering measurable improvements in operations, resident satisfaction, and financial performance.
  • Recruits, hires, trains, develops, and leads the team in alignment with Northland’s Standard Operating Procedures, often stepping into teams that require stabilization, coaching, and performance improvement.
  • Demonstrates advanced knowledge of property operations, including financial management, budgeting, reporting, and variance analysis, along with a thorough understanding of Fair Housing laws, risk management, and safety requirements.
  • Oversees and ensures the integrity of leasing activity, including approval of rental applications and renewals, while driving occupancy, revenue growth, and adherence to approved rental standards and qualifications.
  • Acts as a trusted representative of the organization, building credibility with residents, team members, and stakeholders through professional communication, sound decision-making, and effective problem resolution.
  • Demonstrates a high degree of flexibility and adaptability, thriving in a floating role that requires frequent transitions, quick learning of new markets, and consistent execution across geographically diverse portfolios.
  • Ensures full compliance with all company policies, procedures, and standards, as well as local, state, and federal regulations, while maintaining operational consistency.

Qualifications and Requirements: The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.

  • A minimum of 5 years of multifamily management experience, including direct supervision of employees and external contractors.
  • Willingness and ability to travel extensively and reside temporarily at assigned communities for extended periods (typically 3 to 18 months) to support business objectives.
  • Ability to quickly learn and effectively utilize a variety of systems, including Microsoft Office, Yardi, and other relevant property management applications.
  • Ability to effectively advertise, market, lease, and promote Northland and its communities across diverse markets and audiences.
  • Strong supervisory skills in overseeing employees and contract service providers.
  • Ability to frequently walk the community to oversee all activities and areas of operation.
  • Strong judgment and critical thinking skills with the ability to work independently.
  • Ability to set and revise priorities based on workload and business needs.
